Terms and conditions
These terms and conditions apply to all services of Expat Homebuyers. Please read them before you give us an assignment.

1. Definitions
- Expat Homebuyers: the business of Thijs van der Vleuten, operating under the name Expat Homebuyers (“we”, “us”).
- Client: the person or persons who give us an assignment (“you”).
- Assignment: the agreement in which you ask us to assist you with buying a home.
- Proposal: our written offer describing the services and the fee.
2. Applicability
These terms apply to all proposals, assignments and services of Expat Homebuyers. Deviations only apply if they are agreed in writing. If the proposal and these terms differ, the proposal prevails.
3. Proposal and assignment
Our proposals are free of obligation and valid for 30 days, unless stated otherwise. The assignment starts once you accept our proposal in writing or by email. If you buy together with someone else, each of you is fully responsible for the obligations under the assignment.
4. Our services
We act only in your interest as buyer and do not represent the seller in a purchase in which we assist you. We carry out the assignment with the care of a good professional. This is an obligation of effort: we cannot guarantee that you will buy a home, or that you will buy it at a specific price or within a specific period.
The decision to make an offer, to agree on a purchase and to sign the purchase contract is always yours. Our services are described in the proposal. Work outside the proposal is only carried out after agreement with you.
5. Your obligations
You give us correct and complete information in good time, including about your budget and financing, and you let us know straight away if your situation or wishes change. You are responsible for arranging your mortgage and financing.
6. Fee and payment
Our fee and the moment it becomes due are stated in the proposal. Unless stated otherwise, amounts include VAT. Invoices must be paid within 14 days of the invoice date. If you do not pay on time, we first send you a reminder with a further payment term of at least 14 days before any statutory interest or collection costs are charged.
7. Third parties
Mortgage advisors, valuers, building inspectors, notaries and other parties we work with or introduce you to are independent. They work under their own terms and are responsible for their own advice and services.
8. Ending the assignment
You can end the assignment at any time in writing or by email. We can end the assignment if continuing can no longer reasonably be expected of us. When the assignment ends, you pay for the work already done, as described in the proposal.
9. Right of withdrawal
If you enter into the assignment at a distance as a consumer, for example by email, you may withdraw within 14 days without giving a reason. If you ask us to start within those 14 days and then withdraw, you pay a proportional amount for the work already done.
10. Liability
Our liability is limited to the fee we received for the assignment concerned, unless the damage is caused by intent or gross negligence on our part. We are not liable for damage resulting from incorrect or incomplete information provided by you or by third parties.
11. Confidentiality and privacy
We treat all information about your situation as confidential. How we handle your personal data is described in our privacy statement.
12. Complaints
Not satisfied? Please let us know in writing within a reasonable time after you notice the problem. We respond within 14 days and look for a solution together with you.
13. Applicable law
Dutch law applies to these terms and to every assignment. Disputes are submitted to the competent court in the Netherlands, unless the law gives you as a consumer the right to choose another court.
